Off-site & modular construction . The process of building is shifting from the construction site to the factory floor, improving quality, reducing waste, and shortening project timelines.
Modular construction represents a paradigm shift from traditional, site-based building to a manufacturing-centric approach where building components are produced in a controlled factory environment and then transported to the site for assembly. We used to do most building and construction assembly on site - increasingly, we’ll do more of it in a factory-like setting, off-site.
This methodology directly confronts many of the construction industry’s chronic weaknesses. By moving up to 90% of the construction activity off-site, it can accelerate project timelines by as much as 50% and reduce on-site manpower requirements by up to 40%, according to some estimates. This addresses both the demand for faster project delivery and the persistent shortage of skilled labor.

Fast changes in construction methodology. The continual arrival of new materials driven by fast science. The impact of robotics and artificial intelligence for assembly automation. Disruptive business models involving high-volume offsite manufacturing for ‘assembly on site’. We are seeing more change in the world of construction than we have seen over the last 100, and this organization invited me in to speak to over 1,000 members on the speed and scope of these trends - but one of countless keynotes I’ve done in this sector.

What’s the future of construction? Residential and commercial buildings? We are seeing the rapid dominance of solar and wind infrastructure with battery storage technology; 3d printing in concrete; the arrival of new AI, robotic assembly processes. This organization underwrites the insurance for major construction projects, and so I was invited in for a keynote that blended the themes of construction, smart buildings and future risk into one.
